Residences at the Mandarin Oriental, Vienna

In Q2 2025, Austria will welcome its first-ever Residences at the Mandarin Oriental, Vienna, marking a significant milestone for Vienna’s luxury real estate landscape. Situated in Vienna's Historic Center, this project reimagines a century-old courthouse into an exclusive collection of 25 residences, blending the city’s rich architectural heritage with contemporary elegance.

The project’s design, which was led by Goddard Littlefair, is a testament to the art of adaptive reuse, seamlessly fusing the building’s Secessionist and Art Nouveau roots with modern luxury. Goddard Littlefair’s thoughtful approach involved reinterpreting historical details—such as turning painted dado rails into moldings with integrated lighting—and incorporating handcrafted elements like starburst flooring, intricate plasterwork, and bespoke mirrors.

Among these distinguished residences is the crown jewel, Penthouse 11, now available for $16.8 million USD. This opulent penthouse offers an unparalleled living experience that mirrors Vienna's unique blend of history and modernity. The penthouse’s design palette draws from Vienna’s iconic pastel hues, creating a harmonious balance between the old and the new.

Penthouse 11 boasts an impressive interior space of 293.2 square meters, complemented by an expansive 135.0 square meter exterior. The residence features three bedrooms, a gallery, and multiple outdoor spaces, including a terrace, sky garden, and roof terrace. Each area is meticulously designed to enhance both comfort and luxury, from the spacious living room and state-of-the-art kitchen to the elegant dining area framed by floor-to-ceiling windows that flood the space with natural light. The primary bedroom is a private sanctuary, complete with a lavish ensuite and dressing area, while the outdoor terraces and gardens are outfitted with fire pits, pergolas, outdoor kitchens, and Jacuzzis—perfect for both relaxation and entertainment.

The Residences at Mandarin Oriental, Vienna, will offer more than just luxury living; it will provide an integrated lifestyle where residents enjoy private access to the hotel’s world-class amenities. From a serene spa and cutting-edge fitness center to a tranquil outdoor garden, every aspect of the experience is designed to offer the highest levels of comfort and convenience. A dedicated team of Mandarin Oriental-trained staff ensures that residents receive top-tier service, including 24-hour concierge, valet, maintenance, housekeeping, and security. Additionally, bespoke services such as in-residence personal chefs are available, further elevating the living experience.

The Residences at the Mandarin Oriental, Vienna is being developed by Brisen, a leading Austrian firm with decades of experience across Europe.  Founded by Dimitry and Edita Vallen in 2011, the company has grown its team of senior real estate professionals to three international offices across the DACH countries and France, managing the acquisition, financing, planning, design, development, construction, sales, and operation of residential and hospitality projects. By 2024, Brisen had delivered assets with a gross development value exceeding 700 million euros. The company is now heavily focusing on projects in Vienna, which was recently named the world’s most livable city.

“Vienna is not only a city rich in history and culture, but it’s also rapidly becoming a global destination for buyers all over the world,” says Dimitry Vallen. “The new Mandarin Oriental Residences in Vienna are designed to cater to both European buyers who appreciate the city’s timeless elegance and international clients who recognize the city’s growing prominence. This development is a unique opportunity to own a piece of Vienna's past and future.”
